How To Prepare For A Home Inspection
A home inspection is not a test to pass or fail, but there are things a seller can do to put their very best foot forward so it is a smooth experience.
1. Make sure the utilities are on in the home
Failure to do so may require a second trip to the home when the utilities are on, which will lead to additional fees. To properly evaluate a home, a professional inspector must be able to operate the systems, and in order to do this, the utilities must be turned on.
2. Make access to all areas easy
Unlock any crawlspaces, attics, and closets.Clear areas around electrical panels and mechanical systems (HVAC etc). If these areas are obstructed, the inspector will not be able to inspect these important systems.
3. Make a plan for pets
Make arrangements for any pet that might be a concern. The inspector will have to be in bathrooms and in the back yard, so placing pets in those areas is not a good solution. If your pet is all bark and no bite, please let the inspector know by placing a note near the lockbox or by contacting your agent.
4. Make yourself scarce
The inspector will be able to focus on the home, the job and the buyers if they arrive. If at all possible, leave the home so the inspector can give complete attention to these things.
